Are you ready for your close up? Matterport Rocks

Never have so many curious eyes looked at the virtual tour of your home.  Its best to be prepared. But what should we prepare for before the Matterport Photography Crew arrives?

I was recently lucky enough to have one of my listings photographed for a Matterport 3-D virtual tour. I lightly use the term photographed because it’s is almost an insult if you have seen the cameras used to scan a room for a 3-D tour.
If you are not familiar with this technology, it might just be the coolest thing in real estate marketing since the marriage between the digital camera and the Internet. The Matterport technology is light years ahead of anything I have seen in real estate marketing. Plus, the wow-factor with my clients is unprecedented.
Before you get all excited to book your first 3-D virtual tour, there are a few things I want to share with you so that your tour comes out as awesome as you want it to be.
Here are my 6 tips to prepare for a 3-D tour:
1. Clean. Don’t just move things; completely declutter.
Anyone who has ever had a listing professionally photographed is well-aware that quite often there are a good number of items behind the camera that were once in front of the camera.
Restated, most real estate professionals have moved items out of the camera angle to get the right photo shot, and sometimes more than we care to disclose.  With the 3-D technology, this is harder to accomplish because they scan the entire room from multiple angles.
The golden rule here is to declutter the entire home prior to filming. Then stand at several points in each room and do a 360-degree turn while looking for things that might look out of place. With a still photo, items can be tucked out of sight of the camera angle, but with an entire room scan, there is no hiding.
2. Remove personal items.
Personal items are a factor to consider. If your seller is a private person or family, the personal items need to go. That pretty wedding photo that sits on the shelves, if you don’t what it seen in your house tour, then you should get it out of the room.
When the 3-D technology scans the entire room, it will pick up on everything in the room, personal effects included.
3. Clean the windows.
Windows: Clean them. Clean windows can have a significant effect on making a home look clean and well-cared for, and they also have a huge impact on photography. Dirty windows show up in still pictures, and they will certainly show up on a whole-house scan.
Clean windows are especially vital if your home has a great view that you are trying to capture in your shots. This clean standard also applies to all glass surfaces and mirrors in the home.
4. Kill the dust bunnies.
Clean the house like no one ever lived there. A clean home just comes out better in photography. And with today’s high-resolution cameras, every spec of dust will show in the photos — and 3-D scans only amplify this.
If a prospect is walking through your 3-D virtual tour where they can pan up, down and sideways, he or she will surely see a dust bunny collection. And the last time I checked, dust bunnies are not big selling points — kill ’em.
5. Eliminate accessories.
Along the same lines of cleaning your home and decluttering, be sure to remove garbage cans, dog bowls — and all pet-related items — refrigerator magnets, small kitchen appliances. Remember: When in doubt, move it out.
6. Light it up.
Check all the lights in the house to make sure they are operational. Be sure to replace any light bulbs that are missing or not functional. The better the lighting in a home, the better the results produced. A well-lit home always shows better — certainly photographs better and even more so with the 3-D technology.
Lastly, bring something to do. Once you have the home in a film-ready state, find something to do so that the photographer can get the job done. They will need to set three or more scan angles of each room, and more for larger rooms, which is time-consuming.
If you have something to keep you occupied, you won’t get in the way of the photographer. Given all the additional steps needed to get a proper scan of your listing, it would be wise to set your seller’s expectations on the amount of time needed to shoot the home.
My first Matterport shoot was a grand success given some tips I received from a colleague and those provided by House Lens, the company that filmed my listing. Hopefully this article saves you some effort, too.

Top 5 reasons to use online marketing

What are the reasons to have an online Video?

I've spent time with few lawyers, looked through their profiles on directories and websites to help them be perfectly set up with all the benefits that those services offer. Bios, photos, service areas, specialties, skill sets, recommendations and customer reviews.   Do you know what they all concluded? "You've got to have a unified message”.  The way I explain it is that you’ve got to have a coherent brand message for all the shiny new websites to really work in your favor.

Readership up but Sign in 's have dropped = No Conversion

BIG CONVERSATION with a few of my computer circle;

Site readership is up; but sign in's are down?  Panda?  Penquin?  Have you been SERP shifted? Dropped in the rankings?

Spreading the word on Social Media Channels was helping get the number of site hits up; wasn't it? While we may question the quality of graphics, displays, content and SEO rankings, the content from last year or the year before is stale when clients are looking for cash backs and rebates. Is this the newest fad?

My sign ins that averaged 12 - 30 per month have fallen off and my email drip campaign drew 30 that asked to be removed ( responding from their mobile devices )   Prospects were then divided into actionable immediately or follow up later. Some are then dripped to death.  Are they all on overload?

Lets talk best practices and a shifting paradigm we keep hearing about.  I was getting comfortable here and the customer herd has shifted... moving again.

The second largest search engine behind google is Youtube.  To avoid this medium would be the same as missing the launch of new Yellow Pages directory for your market in the early 80's.  You might be waiting a whole year for your phone to ring.
Today your clients and prospects, Text, email and fax their enquiry to your numbers.
Video presents a unique opportunity for you to connect with a new audience. They watch you, listen to your pace and cadence, your articulate delivery and planned script.  You are telling a story and providing a solution to their problems.

A story will spark interest in seconds; It is imperative to catch the viewers attention in 6 - 9 seconds or they move on.

Get help coaching and educating you through the process as you move towards either self production or professional video work; Shoot stage and help you script. Help with editing and then it needs to be SEO keyworded and uploaded to multiple platforms.

But Its really Mimico? Right?

Do you remember driving past the Picken Chicken Restaurant on the south side of Lake shore in Mimico?    Do you recall the dinners?   Or the Parking Lot?   What ever happened to that place?  Its right at the bend that divides Humber Bay Shore and the thousands of Condominium units that now comprise Humber Bay Shore.  


This happened;  waterfront development, new marina and access to the waterfront via Norris Ave (The Birds and The Beans) and what we hope will be access for thousands of people to wander the Martin Goodman Trail.

Mimico Waterfront Park was officially open June 07th, 2013 with an addition of 1.1 kilometers of continuous park and walking trail that joined the Norris Crescent Parkette and Humber Bay Park West.  (west side of the Humber River and on the North bank opposite the Mimico and Etobicoke Yacht clubs)

The Phase 2 extension added 500 metres of waterfront trail, three sections of cantilevered pedestrian boardwalk and a separate multi use trail located along the backshore that provides cycling, inline skating adjacent to the boardwalk, small pockets of wetland habitat, landscaping and park lighting.

Total Budget was $18.2 Million shared between $6.5 Million City of Toronto, $6.2 Million by the Province of Ontario and $5.5 Million by the Government of Canada.

The Mimico BIA @MimicoByTheLake has been actively working to promote this neighbourhood and community to those living in the Humber Bay Shore Condo concentration that is a mere few blocks away.   There has been a revival of late with restaurants and bistro, streetfront patios that welcome your walkin traffic.

The expansion of Legion Road ( joining North to South ) will tie the California Condo, iTides, and iLofts directly to lake shore at Beyond the Sea.

Its the community that makes you love living in Mimico by the Lake
