Use Equity When Divorcing


How You can Access more equity when divorcing!

Can you help clients who are single, separated, single parents  & divorced?

Yes I do and it is a special niche as I deal with lenders who are in this market segment.



What can clients do when they are divorcing? I know of many women who are looking to buy their own property now.  Can they start all over again & buy another property?

Definitely... With the increasing # of divorces, many of them want 2live separately. However, due to the economic circumstances, some stay together in order to keep the house Others, rent after divorce. Both of 
which are not good as in the 1st case, they are unhappy living together and the 2nd, it is financially not 
advisable to rent.

In the traditional way,  when a couple is divorcing, their lawyer is splitting all their assets. There could
be times when the couple decides to sell the house and live separately. So what happens then?

What happens is each party ends up with a smaller equity thus, resulting from not being able to buy another
property. As you may also know, utilizing a mortgage to Refinance & free up equity can definitely be a great 
tool when paying out joint matrimonial liabilities, as well as providing a cash settlement. Recent changes in mortgage financing however have now capped accessing home equity to 85% of the property’s value. But I have good news! There are cases where I have been able to assist divorcing couples & their lawyers in 
negotiating separation agreements. Essentially, the clients are allowed to free up to 95% of the equity in a 
property specifically for marital splits. That is a huge difference from 85% which is the norm.


So let`s say, for a house valued at $400,000, how much equity they can get?

With traditional lenders, they can only have access to 85%, which = $340,000 in this case. This could be
used to pay off one spouse, debts & settlement.  Now compare this vs accessing 95% of the value of the
house.

For the same house of $400,000, now they can access $380,000 of equity. This is an extra $40,000. That
$40,000 can itself contribute towards a bigger down payment towards a new house. All this is at very good
mortgage rates. Divorcees and single parents should really think of owning again rather than renting.

In Toronto's competitive real estate market agents are recommending staging to get Buyers to pay the highest dollar for a property.  They stage and craft every detail, with a single goal.  Hold offers to create a frenzy. Possibly underprice to garner additional attention. Why?  To engage you emotionally with house.


"See! This is how it could be if you lived here."


So on the average sale of $650,000  in competition you might add on $50 - $75,000.


That is a lot of lipstick and paint that you can buy later.


Rather than mortgaging furniture and pillows that were rented;

  • Lets look for a property that has been on the market a little longer.
  • Suffers from Divorce or Financial Stress
  • Visible deferred Maintenance Issues
  • Mom or Dad has been moved out and it needs a facelift.
  • Needs a bathroom or Kitchen remodel.
  • You will be painting anyways
  • You will find neglected and masked repairs.
  • You will be making renovations.



Lets put your money to better use.  Buying you, your Dream Home within your budget and where you can have the mortgage paid off sooner.

Our Vacancy Rate is 1%


With all the talk about Toronto Condo Bubbles, Housing Bubbles and all the informed conversations online about HOW the Real Estate and condo market in TO will collapse this year; I offer this simple answer.

Toronto has a vacancy factor of less than 1% Yes 1%

This article from Forbes magazine posts in very graphic fashion the vacancy factors in major US cities that have exceeded 14% and actually have broken the figures down separately for homes for sale. This is further impacted by the homes repossessed under foreclosure but not yet released for sale by the bank.


It was during my conversation with Tamara Dorris, a Sacramento Real Estate personality, a guest appearance on her BLOG TALK radio show that some misconceptions came to light.


Power of Sale properties in Toronto are actually far and few between; any new construction crane that you see is prepaid by 15% on each unit and a sales rate of 75 to 80% before they even start digging the foundation. Investors, business and First time buyers are buying because they can rent with a (1% vacancy factor) market rent averaging $1,500 for a one bed $2,000 for a two bedroom.

Toronto is in a Sellers market with a 32 day supply of homes. There is a lack of homes available for sale in the under 750 thousand range where most heeled couples are purchasing their first or second home. Toronto sold 90K homes in one year at an annual increase of about 5% in value.

This increase in value has continued unabated since 1995.

Could it stop Tomorrow - Sure.... Do I think it will... No. Why?

Toronto's average price increases have been 2 - 3% over the rate of inflation.

Toronto has and is becoming a Service Information Technology based business Center. Universities in Toronto are rated world class. Markham is the new home for many companies. Mississauga's growth and success has been the attracting Fortune 500 companies. Kitchener Waterloo is undergoing a revival in the inner city with the addition of Google and RIM Blackberry.

How to ask for real estate referrals

Someone sitting across the table from you, They were recommended by a friend, Lets say that they are selling you life insurance, They are trying to sell you a car, or they are a real estate agent. And they are trying to sell to you but they've been referred.

The minute that they've been referred the door opens and therefore there is a comfort level. I want you to look at this.







Are you doing your best to get referrals?

Number 1: dealing with people and I'm not just talking about your sellers, or your buyers. How about the lawyers that your dealing with? Here's a mistake that real estate agents make today,
You're not going out to visit the people that are important to you.

I'll give you an example.

Faxing In, Sending electronically. All your Agreements of Purchase and Sale.

the girls are doing it....

You are loosing a chance for a contact. Especially in a larger law firm. Hand deliver one, give it to the lawyer and while you are there say "Is there anyone else here that is working in real estate?" In your firm? I'd like to meet them.

Let them take you by the hand and get past the keeper of the gate.

Its a door opening.

Ask for referrals wherever and all the time, because when you're sitting across the table
And someone has... You're there because Mr. Johnson or Mrs Johnson has said " this is my friend " and you're there, you can't beat that.

The door has opened for you.
Never stop asking for referrals and FIRE your courier
Start hand delivering things. Go out and make contacts again.

In the description field for the video ADD a Bit.ly, a URL shortener that will provide a link directly back to your intended landing page.

Use keywords to describe the nature of the video and the primary function of your business. Remember to include your location. Toronto, Ontario Canada

Closed Captioning for Hearing Impaired CC At your youtube account; click the chevron on your name (DROP DOWN MENU) Select Video Manager, then select the video that we will work with by clicking on Edit Video Button. You can now edit anything we need in the Title, ( to better assist with keywords) description or Keyword fields. NOTE we are moving to the Caption Button Field that appears on the TOP row.

Having selected the Captions button a new window will appear with Available Captions or Tracks. Select the + Button to add a Track. New window appears. Select a File to upload. This will be a plain Text file .TXT extension that you have saved in notepad. *This should be an accurate transcribed file of the dialogue. Press upload and you are done.

Remember to turn on the closed caption option in the Footer of the Video frame.

Create your own topical Playlists Touch your name in the top right corner and the drop down menu appears Select Video Manager; on the LH side there is a button to create a playlist however you would like to arrange. +NEW. Either by topic, date, views your choice. Touch the Create NEW and provide a Name and description. Now when you display each video in the view format
