Are you ready for your close up? Matterport Rocks

Never have so many curious eyes looked at the virtual tour of your home.  Its best to be prepared. But what should we prepare for before the Matterport Photography Crew arrives?

Clean, clean and did we mention clean -- this technology is stellar and shows everything
by Bill Tierney  William.Tierney@Raveis.com
I was recently lucky enough to have one of my listings photographed for a Matterport 3-D virtual tour. I lightly use the term photographed because it’s is almost an insult if you have seen the cameras used to scan a room for a 3-D tour.
If you are not familiar with this technology, it might just be the coolest thing in real estate marketing since the marriage between the digital camera and the Internet. The Matterport technology is light years ahead of anything I have seen in real estate marketing. Plus, the wow-factor with my clients is unprecedented.
Before you get all excited to book your first 3-D virtual tour, there are a few things I want to share with you so that your tour comes out as awesome as you want it to be.
Here are my 6 tips to prepare for a 3-D tour:
1. Clean. Don’t just move things; completely declutter.
Anyone who has ever had a listing professionally photographed is well-aware that quite often there are a good number of items behind the camera that were once in front of the camera.
Restated, most real estate professionals have moved items out of the camera angle to get the right photo shot, and sometimes more than we care to disclose.  With the 3-D technology, this is harder to accomplish because they scan the entire room from multiple angles.
The golden rule here is to declutter the entire home prior to filming. Then stand at several points in each room and do a 360-degree turn while looking for things that might look out of place. With a still photo, items can be tucked out of sight of the camera angle, but with an entire room scan, there is no hiding.
2. Remove personal items.
Personal items are a factor to consider. If your seller is a private person or family, the personal items need to go. That pretty wedding photo that sits on the shelves, if you don’t what it seen in your house tour, then you should get it out of the room.
When the 3-D technology scans the entire room, it will pick up on everything in the room, personal effects included.
3. Clean the windows.
Windows: Clean them. Clean windows can have a significant effect on making a home look clean and well-cared for, and they also have a huge impact on photography. Dirty windows show up in still pictures, and they will certainly show up on a whole-house scan.
Clean windows are especially vital if your home has a great view that you are trying to capture in your shots. This clean standard also applies to all glass surfaces and mirrors in the home.
4. Kill the dust bunnies.
Clean the house like no one ever lived there. A clean home just comes out better in photography. And with today’s high-resolution cameras, every spec of dust will show in the photos — and 3-D scans only amplify this.
If a prospect is walking through your 3-D virtual tour where they can pan up, down and sideways, he or she will surely see a dust bunny collection. And the last time I checked, dust bunnies are not big selling points — kill ’em.
5. Eliminate accessories.
Along the same lines of cleaning your home and decluttering, be sure to remove garbage cans, dog bowls — and all pet-related items — refrigerator magnets, small kitchen appliances. Remember: When in doubt, move it out.
6. Light it up.
Check all the lights in the house to make sure they are operational. Be sure to replace any light bulbs that are missing or not functional. The better the lighting in a home, the better the results produced. A well-lit home always shows better — certainly photographs better and even more so with the 3-D technology.
Lastly, bring something to do. Once you have the home in a film-ready state, find something to do so that the photographer can get the job done. They will need to set three or more scan angles of each room, and more for larger rooms, which is time-consuming.
If you have something to keep you occupied, you won’t get in the way of the photographer. Given all the additional steps needed to get a proper scan of your listing, it would be wise to set your seller’s expectations on the amount of time needed to shoot the home.
My first Matterport shoot was a grand success given some tips I received from a colleague and those provided by House Lens, the company that filmed my listing. Hopefully this article saves you some effort, too.

This whole MATTERPORT experience has me impressed.  It is an immersive photograph that brings scope and scale into the entire image; It feels like you are holding the whole home in your hand, just turn and see in where ever you like!

Virtual Imaging was previously the exclusive domain of the elite. Now you could actually view a property remotely and purchase.

Top 5 reasons to use online marketing

What are the reasons to have an online Video?

I've spent time with few lawyers, looked through their profiles on directories and websites to help them be perfectly set up with all the benefits that those services offer. Bios, photos, service areas, specialties, skill sets, recommendations and customer reviews.   Do you know what they all concluded? "You've got to have a unified message”.  The way I explain it is that you’ve got to have a coherent brand message for all the shiny new websites to really work in your favor.

To be found You will need to create content online that will get seen, read and +googled.
With Blogs and videos This content creates an opportunity for you to display why you are a leader in your community.

You are busy; filing dates, appointments, deadlines, court appearances and schedules.
You have obligations without adding internet marketing, blogging and video. When will you write a few blogs, script a video?

Why would you do it?

1) Establishes your authority
2) Content Marketing
3) Clients are informed
4) Manages your Brand and Reputation
5) Content can be syndicated

How are you getting new business from the internet? What is the message you want to get out to your client prospects?

It is that you can identify and solve their problem.

How will you do that?  I can show you HOW; you decide when.

What’s another year without one of the most effective online marketing tools, right?

Readership up but Sign in 's have dropped = No Conversion

BIG CONVERSATION with a few of my computer circle;

Site readership is up; but sign in's are down?  Panda?  Penquin?  Have you been SERP shifted? Dropped in the rankings?

Spreading the word on Social Media Channels was helping get the number of site hits up; wasn't it? While we may question the quality of graphics, displays, content and SEO rankings, the content from last year or the year before is stale when clients are looking for cash backs and rebates. Is this the newest fad?

My sign ins that averaged 12 - 30 per month have fallen off and my email drip campaign drew 30 that asked to be removed ( responding from their mobile devices )   Prospects were then divided into actionable immediately or follow up later. Some are then dripped to death.  Are they all on overload?

Lets talk best practices and a shifting paradigm we keep hearing about.  I was getting comfortable here and the customer herd has shifted... moving again.

What are you doing differently?

What should we change?

Lets Make your Unique Video!

If a picture is worth a thousand words then a VIDEO is worth 1.8 Million Words  *Dr. James McQuivey

The second largest search engine behind google is Youtube.  To avoid this medium would be the same as missing the launch of new Yellow Pages directory for your market in the early 80's.  You might be waiting a whole year for your phone to ring.
Today your clients and prospects, Text, email and fax their enquiry to your numbers.
Video presents a unique opportunity for you to connect with a new audience. They watch you, listen to your pace and cadence, your articulate delivery and planned script.  You are telling a story and providing a solution to their problems.

Remember Aesop's Fables?

Lets plan your video and control all the aspects we can.
  • Camera
  • Sound
  • Lighting
  • Script
  • Length of Video
  • Editing
  • Being Seen
  • Promotion Distribution
A story will spark interest in seconds; It is imperative to catch the viewers attention in 6 - 9 seconds or they move on.
There are some great points here;

Get help coaching and educating you through the process as you move towards either self production or professional video work; Shoot stage and help you script. Help with editing and then it needs to be SEO keyworded and uploaded to multiple platforms.

Maybe later next week, we could get together for a beverage ;^)

But Its really Mimico? Right?

Do you remember driving past the Picken Chicken Restaurant on the south side of Lake shore in Mimico?    Do you recall the dinners?   Or the Parking Lot?   What ever happened to that place?  Its right at the bend that divides Humber Bay Shore and the thousands of Condominium units that now comprise Humber Bay Shore.

This happened;  waterfront development, new marina and access to the waterfront via Norris Ave (The Birds and The Beans) and what we hope will be access for thousands of people to wander the Martin Goodman Trail.
I Love Mimico, Living in Mimico, Humber Bay Shore, Toronto waterfront condos,
Mimico Waterfront;  That is Humber Bay Shore

Mimico Waterfront Park was officially open June 07th, 2013 with an addition of 1.1 kilometers of continuous park and walking trail that joined the Norris Crescent Parkette and Humber Bay Park West.  (west side of the Humber River and on the North bank opposite the Mimico and Etobicoke Yacht clubs)

The Phase 2 extension added 500 metres of waterfront trail, three sections of cantilevered pedestrian boardwalk and a separate multi use trail located along the backshore that provides cycling, inline skating adjacent to the boardwalk, small pockets of wetland habitat, landscaping and park lighting.

Total Budget was $18.2 Million shared between $6.5 Million City of Toronto, $6.2 Million by the Province of Ontario and $5.5 Million by the Government of Canada.

The Mimico BIA @MimicoByTheLake has been actively working to promote this neighbourhood and community to those living in the Humber Bay Shore Condo concentration that is a mere few blocks away.   There has been a revival of late with restaurants and bistro, streetfront patios that welcome your walkin traffic.

The expansion of Legion Road ( joining North to South ) will tie the California Condo, iTides, and iLofts directly to lake shore at Beyond the Sea.

Its the community that makes you love living in Mimico by the Lake

Repurpose your Furnishings or Rent to Stage

Staging Do we  Repurpose or Rent

When preparing a house for sale, I like to re-purpose as many items in the home as possible. I like to use the owners art, decorations and furniture to highlight each room to its potential. Owners are often surprised how moving these items around and re positioning them can make a difference.

It helps to have someone who has no attachment to the home and its furnishings see new possibilities. This helps keep cost down vs renting items. The only time we would rent or buy for staging is when all other options have been exhausted.

Lets deal with it Now

Toronto Condo Owners STOP paying Maintenance Fees

Are you angry with a decision made by your condo board?

Have they done something to raise your maintenance fees?

How can they impose those kinds of rules?

Can you withhold your maintenance fees as a protest?

Can owners withhold their common expenses if they are engaged in litigation with the Corporation? In a recent case, Carleton Condominium Corporation No. 396 v. Burdet, the Court of Appeal confirmed that common expenses are payable, even if there is on-going litigation relating to the validity of common expenses. A group of owners and the Corporation had been engaged in a protracted dispute since 2000 relating to voting rights and financial matters. In 2009 the Corporation filed liens against the owners' units and subsequently commenced power of sale proceedings. In response, the owners paid $104,185 to the solicitors for the Corporation, to be held in trust pending the resolution of issues in court proceedings. Thereafter the group of owners ceased paying common expenses altogether. The trial judge had ordered that the amount held by the Corporation’s solicitors in trust be paid to the Corporation to be applied to common expense arrears and the group of owners was required to pay condo fees going forward. The owners appealed on the basis that as the Corporation owed money to the owners they had a right of set-off. The Court of Appeal rejected the owners’ position on the basis that section 84(3) of the Condominium Act was clear that common expenses must be paid regardless of any other claims between the parties. The Corporation was also awarded costs in the amount of $30,000.Considering that litigation can be a very slow and long drawn-out process, condominium corporations will be relieved to know that common expenses are payable when due regardless of any set-off claims made by owners.
Thank you to Heenan and Blaikie and on behalf of Condo Reporter [dlash@heenan.ca]

I am always amused to hear how the residents are going to rally together to teach the Condominium Board a lesson.   The Condo Board acts at your direction;  You elected them.   They report to you annually.  They probably have a mid term report / Meeting and quite often I assume a printed and emailed newsletter.  There is mechanism for you to remove them for a valid reason.  Those are called Requisition Meetings.

When you purchased a condominium you agreed to abide by the Rules and Regulations of living in that community.

What do you think?    Should you be allowed to with hold money?

art interventions in telephone booths

Exhibition continues to Saturday, July 14, 2012
Exhibition photographs available at http://telephoneboothgallery.ca/tel-talk.html

Coordinated by: Paola Poletto, Liis Toliao and Yvonne Koscielak

Tel-talk is an on-going project that brings together artists of varying backgrounds, from across the country, to perform in and or animate a telephone booth in response to themes surrounding public spaces, and the disappearance of traditional phone booths.

Artists and writers were invited to contribute a site-specific installation, artwork, or short work of fiction, which references a unique telephone booth location. The installations began in September 2011 and continue through to July 2012. Over the last nine months, each installation was announced and documented on the Tel-talk blog (http://tel-talk.blogspot.ca/).

The Tel-talk project has culminated in the current exhibition at the Telephone Booth Gallery, along with a fabulous book which outlines contributions to the project in (phone) book form, printed under the Tightrope Books imprint. The book is now available at the gallery for $19.95.

The project continues online with an open invitation to artists and writers to make their own art interventions.  Full list of participants: http://tel-talk.blogspot.ca/

Use Equity When Divorcing

How You can Access more equity when divorcing!

Hi, I’m Nathalie Ng. I'm the Money Chick- A mortgage agent who is licensed 2 give unbiased advice on your mortgage.

Can you help clients who are single, separated, single parents  & divorced?

Yes I do and it is a special niche as I deal with lenders who are in this market segment.

What can clients do when they are divorcing? I know of many women who are looking to buy their own property now.  Can they start all over again & buy another property?

Definitely... With the increasing # of divorces, many of them want 2live separately. However, due to the economic circumstances, some stay together in order to keep the house Others, rent after divorce. Both of
which are not good as in the 1st case, they are unhappy living together and the 2nd, it is financially not
advisable to rent.

In the traditional way,  when a couple is divorcing, their lawyer is splitting all their assets. There could
be times when the couple decides to sell the house and live separately. So what happens then?

What happens is each party ends up with a smaller equity thus, resulting from not being able to buy another
property. As you may also know, utilizing a mortgage to Refinance & free up equity can definitely be a great
tool when paying out joint matrimonial liabilities, as well as providing a cash settlement. Recent changes in mortgage financing however have now capped accessing home equity to 85% of the property’s value. But I have good news! There are cases where I have been able to assist divorcing couples & their lawyers in
negotiating separation agreements. Essentially, the clients are allowed to free up to 95% of the equity in a
property specifically for marital splits. That is a huge difference from 85% which is the norm.

So let`s say, for a house valued at $400,000, how much equity they can get?

With traditional lenders, they can only have access to 85%, which = $340,000 in this case. This could be
used to pay off one spouse, debts & settlement.  Now compare this vs accessing 95% of the value of the
house.

For the same house of $400,000, now they can access $380,000 of equity. This is an extra $40,000. That
$40,000 can itself contribute towards a bigger down payment towards a new house. All this is at very good
mortgage rates. Divorcees and single parents should really think of owning again rather than renting.

That is the smarter way…Thank you Nathalie. How can we get hold of you?

Paying for the Staging

In Toronto's competitive real estate market agents are recommending staging to get Buyers to pay the highest dollar for a property.  They stage and craft every detail, with a single goal.  Hold offers to create a frenzy. Possibly underprice to garner additional attention. Why?  To engage you emotionally with house.

"See! This is how it could be if you lived here."

So on the average sale of $650,000  in competition you might add on $50 - $75,000.

That is a lot of lipstick and paint that you can buy later.

Rather than mortgaging furniture and pillows that were rented;

  • Lets look for a property that has been on the market a little longer.
  • Suffers from Divorce or Financial Stress
  • Visible deferred Maintenance Issues
  • Mom or Dad has been moved out and it needs a facelift.
  • Needs a bathroom or Kitchen remodel.
  • You will be painting anyways
  • You will find neglected and masked repairs.
  • You will be making renovations.

Lets put your money to better use.  Buying you, your Dream Home within your budget and where you can have the mortgage paid off sooner.

That's what its really about..  Not conspiring to cost your more.

Ready to get started?  Call me...

Seriously? Interest Rate Increase?

We are expecting a significant mortgage rate increase in the next week. It is extremely important that you act on this now!

Spreads on our bond yields which we use to set interest rates for all lenders are under water now.
Today the largest courier company Ups purchased a large courier company in Denmark, to make it the largest company in North America

When we see the logistics companies and courier companies grow as in in this example that is a tell tale sign that the economy is improving.

http://www.businessweek.com/news/2012-03-18/ups-said-to-reach-deal-to-buy-tnt-express

This is contrary to what the economist for CMHC indicated in late 2010 which was a freeze on interest rates over the next 14 months. This prediction was done prior to the fact that Interest rates kept dropping to the levels that exist now, along with many signs of an improving economy.

Mortgage trends is an excellent link as the brokers here many who work for the RBC Alternate Mortgage Lending side tell the true picture. Check out what they say

http://www.canadianmortgagetrends.com/canadian_mortgage_trends/interest_rate_direction/

We saw BMO launch a 5 years rate at 2.99% in January only to find out as a strip down mortgage it lacked many of the features of a mortgage. They pulled it and then tired to re launch it but by then everyone knew what they were selling. I sent you all a marketing piece on the comparison of RBC offering with all the bells and whistles in our Homeline Plan as a comparison to this. One bank is already to pull their rate offering this week.

Many of my clients started thinking shorter term 1-3 years up until this weekend when there was a mass frenzy of information traded between all of the big 5 banks on the tightening of bond yields and already a few have called back today and adjusted from a shorter term to the 4 year rate offering at 2.99% RBC Homeline.

What does this all mean?

You have a window of opportunity to help me rate commit as many clients as we can before the rates go up and save your clients 1000's of dollars .

We can hold this rate for 120 days. On a 250,000 mortgage if the rate is now 2.99% and later goes to 3.29% that is a payment swing of almost $40 a month or 2400 over 5 years and that would be the largest single increase in 4-5 yr rates in over 2 years!

I am attaching application forms for any of you who want to pro active ad have your clients complete these and also authorize a credit check 524 pdf form with RBC.

With out these two items I cannot protect your clients when rates rise before the end of the month.

RBC will continue to deliver advice you and your clients can bank on!

Lets all take advantage of this to book our clients at this excellent offering and grow your pipeline for Spring!!! Once the 2.99% offering is gone its gone!

David Pylyp Great Advice from Lindsay Doke RBC Are you booking the rate? If you are active in the Toronto Real Estate market you should reach out and reserve your interest rate. Call me
